Characterful country home with two hectares grounds and an amazing fishing pond with thermal water for sale near Caorle in the Venice countryside. Set in the intact agricultural and hunting landscape that in the Fifties inspired Ernst Hemingway’s novel Across the River and Into the Trees, this is a rare property to come to the market, situated at just 15 minutes’ drive from the internationally renowned beach resort of Caorle, in the province of Venice. The property encompasses a beautiful and big country house surrounded by mature gardens and with far reaching countryside views, a swimming pool with water from a thermal spring inside the property with a temperature of 35/37 degrees Celsius constant throughout the year and about two hectares of grounds including a lovely, large fishing pond – also with thermal water – surrounded by willows and other mature trees and vegetation. At the center of the pond is a delightful island, well connected to the rest of the property by a lovely bridge. The caring vendors run the property at present as a licensed agritourism and it is therefore possible to acquire the farmhouse with about 2 hectares grounds alone or also the licensed agricultural business, including some further 2 hectares of agricultural land, the agricultural machines and other facilities used for the business. Along the past 15 years, as well as extending the property the vendors undertook a sympathetic yet comprehensive restoration programme including a new roof, re-wiring, new kitchen, new bathrooms, new timber windows, a swimming pool with thermal water and have built in the country house one large owners’ apartment, two little guest apartments and eight guests’ bedrooms, each with own bathroom. In addition to this, a wonderful and very big porch, large and characterful reception spaces at ground floor, a fully fitted professional kitchen and many other work and storage spaces. The beautiful sandy beaches of Caorle are at just 15 minutes’ drive, a fine sea course golf is also very close and so are the many beautiful hunting sanctuaries Hemingway discovered in his stays with his friend Baron Franchetti. Venice is at just 50 minutes’ drive and so is its international airport and that of Treviso. This is truly a wonderful and unique opportunity to acquire a property in excellent condition which can be used privately or run as a profitable agritourism business.
